Material Options For Flat Roof Replacements

When it comes time to replace your flat roof, consider these two most commonly used materials for flat-roof replacement or repairs.

Modified Bitumen: Also known as “Mod Bit”, this roofing system is composed of factory-fabricated layers of asphalt, similar to a built-up roof. These asphalt layers are “modified” using a rubber or plastic ingredient which increases flexibility and adds strength and stability. Modified bitumen roofing is hail resistant, and easy to repair but not the best option if your roof will see a lot of foot traffic.

 
Thermoplastic Polyolefin (TPO): Is a single-ply membrane roofing system most commonly seen on commercial buildings or on flat or very low slope roofs.  TPO composed of synthetic components along with a fabric reinforcing scrim that stabilizes and strengthens the membrane for improved and increased performance. It consists of different rubber types that are usually a combination of polypropylene and ethylene-propylene rubber.   TPO has gained considerable use with commercial roofing systems, particularly in covering flat roofs. Since it’s white in color, it can also be used for energy saving due to its natural reflective ability to deflect ultraviolet waves.  TPO comes in sheet form in widths of 5, 10, 12, and 20 feet.

Polyvinyl Chloride (PVC): PVC is the preferred choice for many reasons. It has been heralded as one of the best flat roofing materials in the single-ply roofing industry. It is made from  processed petroleum or a natural gas and salt mixture and can be more expensive than other materials, but comes with many benefits. PVC is impact resistant, waterproof, low maintenance has a long life-span, and can also help lower energy bills.
